Nile Niami is an accomplished actor and director. Nearly a dozen films, including The Galaxies (1995), The Patriot (1998), and The Watcher, have him as a producer (2000). Soon after, he struck out on his own to form his own real estate development firm. He’s responsible for converting several dilapidated LA area estates into multimillion dollar mansions. He frequently teamed up with architect Paul McClean on various endeavors.

Nile Niami entered the world in Los Angeles, California, in 1968. His special-education-teacher mother raised him on her own. Niami started honing her selling skills at a young age. Even while still enrolled in high school, he took advantage of after-hours classes to get his cosmetology license. Then he started researching how prosthetics and other effects are used in scary movies.

At the young age of 19, Niami began working for Doug Witkins’ film distribution company. Movies’ rights to be released in other countries were sold there. On Big Brother, Niami’s mentor was Doug Witkins. Over the course of the next decade, Niami founded his own production company and churned out over a dozen films, the vast majority of which were low-budget B flicks with VHS or DVD releases. He directed the 1995 science fiction suspense picture Galaxies. The next year, he made the horrific “DNA” suspense film. Thereafter, in 1997, he created the suspense film T.N.T.

In 1998 he produced many movies, including Point Black, The Patriot, and The Survivor. In the following year, Niami produced the horror crime film Resurrection and the crime thriller TV film Justice. He also worked as a producer on the 2000 horror film The Watcher. Both the romantic criminal drama Tart and the action comedy Camouflage were produced by him in 2001. Niami realized early on in his career as a producer that he would never be able to generate a living wage off of the box office profits from movies. Following that, he embarked on a job in the construction industry.

The Los Angeles area was where Niami’s career as a real estate developer got its start, where she renovated existing residences and built a few condominiums. Then, around 2008, he met a real estate broker named Drew Fenton, who filled him in on the burgeoning market for spec homes priced at $10 million to $15 million. Niami first believed that no one would buy such expensive spec homes, but over the years, he has found that selling luxury spec homes has earned him unparalleled levels of success.

Businessmen Cameron and Tyler Winklevoss paid $18 million in 2012 to purchase one of Niami’s contemporary view houses. P. Diddy, aka artist and rapper Sean Combs, bought one of Niami’s show houses for $39 million two years later. By the end of 2017, Niami had built more than 30 houses in the Greater Los Angeles Area. He also built a 14,000-square-foot mansion for himself towards the top of the Sunset Hill. The house featured a $400,000 Lucite-bottomed pool and a 24-foot-tall gold giraffe skeleton sculpture housed in a glass cube.

He completed his 21,000-square-foot “Opus” house in Beverly Hills that year. He had hoped to get $100,000,000 for the property. The property boasted a collection of approximately $12 million in Lamborghinis, Rolls-Royces, and paintings by Damien Hirst, in addition to being built by the architect Paul McClean and constructed by Niami. Niami’s asking price reached $85 million in September. Later, he turned down $50 million from Chinese billionaire William Ding, and by February of 2020, Niami’s lender had taken possession of the property. Thereafter, Opus was valued at $38 million, far less than the $50 million it had been asked for. The estate was put back on the market in 2019 with a $60 million asking price, and it was sold in 2020’s November for an undisclosed sum.

Niami filed for bankruptcy in 2020 for both herself and a West Hollywood spec mansion after a creditor took possession of the home in December. Niami’s mansion on Carcassonne Road was purchased by a Chinese businessman called Louis Hsieh for $36 million. The home has 28,000 square feet. In April of 2021, the deal was sealed. Niami also closed on a 24,000 square foot mansion with views of the Bel Air Country Club in 2021. Niami had listed the home for $65 million, but it sold for $36 million.

Niami gained instant notoriety after declaring his intention to construct a 100,000 square foot home in Bel Air, which he would name “The One.” He eventually put a $500,000,000 price tag on the property and put it up for sale. An article published in 2015 by GQ claimed that the home was the most expensive mansion ever built. In 2012, Niami spent $28 million to purchase the property from the estate of Rita Kogan, an heiress to a video game firm. It took him eight years of planning and labor to finish the megamansion in 2021.

However, in March 2021, the Los Angeles Times reported that Niami was in jeopardy of losing her home to foreclosure. The paper claims that Niami borrowed $82 million from Hankey Capital in 2018 to build the megamansion, but that his debt has since ballooned to almost $110 million. Seeing no potential buyers for the property, the lender issued a notice of default in March of 2021. Niami was given an additional 90 days by the lender to pay back the amount. If the scenario described in the study plays out, the lender may be compelled to sell the famous mansion.

Yvonne Niami, Niami’s wife, founded the tequila company VIVA XXXII and the nonprofit clothing line N:Philanthropy. To end their 18-year marriage, Yvonne filed for divorce in the new year. As stated in the divorce petition, the couple has been unable to work out their disagreements and hence wishes to end their marriage.

In a prime Bel Air location, the ex-wife of Los Angeles mega-mansion developer Nile Niami has closed on her own real estate deal. While in bankruptcy, Nile Niami is best known for auctioning off his notorious trophy “The One” for $126 million in March of this year. During the course of the trial, the sale was finalized. A report from The Real Deal claims that Yvonne Niami has sold her long-time home for $27 million.

For the first time in October 2020, Niami listed her home inside the East Gate of the community for $42.5 million. However, she had a hard time selling the property. Niami was able to sell the home in the early years of 2022 after dropping the asking price to less than $30 million and nearly avoided foreclosure. But even that wasn’t without problems, as the buyer sued Niami’s holding company in April because the escrow on the house hadn’t been closed on time. A solution was found to the unattractive issue, and the new owner was given the keys.

Brad Brooks, the new owner, is also the founder and CEO of TigerConnect, a Santa Monica-based provider of health technology communications platforms. Established in 2010, Vista Equity Partners Management, a New York City-based private-equity group, invested $300 million in the company in January.

Niami paid close to $17 million for the home in 2016. Architect Claude B. Barton of Oakland designed and oversaw construction of this home in the 1930s for Bekins family scion Floyd R. Bekins. After that, she remodeled the entire place with the help of architect Richard Manion. The nearly one-acre lot that supports the brick and dormer-roof building is walled and gated, and it features an attached three-car garage and an expansive motorcourt. The architecture borrows elements from both the Georgian and Colonial Revival periods, as well as from French Normandy.

Homeowners can enjoy the original mouldings, Colonial and bay windows, herringbone oak floors, and mirrored walls in the almost 12,000 square foot interior. There are seven bedrooms and ten bathrooms in all. The property’s double-height entrance is particularly noteworthy, as it boasts a Swarovski crystal chandelier that stretches from floor to ceiling and an iron-railed staircase that leads to a library with a fireplace and, beyond that, formal living and dining rooms.

The new kitchen, designed by William Ohs, features a spacious island where residents may eat in comfort, top-of-the-line appliances, and a wet bar for after-dinner drinks. French doors adorn one wall of the adjacent family room, providing easy access to the covered patio beyond. There are four bedrooms and four bathrooms on the second floor, including a master suite with a balcony, walk-in closet, and two bathtubs in the spa style.
